Landscape and Visual Impact Assessment (LVIA) is a statutory requirement for many major developments, such as windfarms and other projects in environmentally sensitive locations which fall within the Regulations necessitating an Environmental Impact Assessment.
LVIAs are increasingly requested by Local Planning Authorities to accompany any planning application which may potentially have visual and landscape impacts. This type of work has now become an important area of expertise of the Practice.
The purpose of an LVIA is to assess the visual impact of proposals on the immediate and surrounding landscape, to ascertain if the character of the landscape will be affected by the development and to establish the main receptors affected by views of the development. Any mitigation requirements are then established to ensure that identified impacts can be reduced.
We have recently undertaken a series of three LVIAs on behalf of our clients where reports were specifically required by the Local Planning Authority. They accompanied the planning applications for covered salt storage structures at there separate Highway Depot locations. Planning permission has now been granted for all three developments.
